I caught up with super real estate broker Edie Marks today, as she was heading to what may be the biggest home sale so far this year in the Denver area.
Marks, of the Kentwood Co., was heading to the closing for the $6.7 million sale of the home at 1 Cantitoe Lane in Cherry Hills Village.
The home, formerly the estate of golf pro Craig Stadler, sits on 5.25 acres on one of the few private lanes in Cherry Hills. The six-bedroom home has more than 16,000 square feet of finished space, when the 6,040-square-foot walk-out basement is included.
“Ambitious project”
It is the “most ambitious projects to date” according to the seller’s Web site, Debra Toney Residential Design & Development/NAHB. Toney is a well-established interior designer, builder and owner of Debra Toney Kitchen and Bath Studios
“Debra built it and planned to sell it for $8 million,” Marks said. “Instead, she is getting $6.7 million. I think it is one of the biggest sales so far this year, if not the biggest.”
Stream Runs Through It
A stream runs through the property into a pond with geese, ducks, turtles and blue heron cranes.
In addition to six bedrooms, the home includes:
- 10 baths
- William OHS cabinetry in the kitchen
- Separate men’s and women’s locker room with showers and changing areas
- Outdoor pool
- Exercise facility with French doors opening to a Juliet balcony overlooking the pool
- Private entry staircase to the master bedroom
- Billiards room and a TV room in the basement
- Theater with raised seating for a 100-inch projector screen
- Three fireplaces.
Toney, unfortunately, is not making any money on the sale, Marks said.
“The sale allows Debra to go on with the rest of her life,” Marks said. “It’s a fantastic deal for the buyer,” whom she described “as one of the higher ups with Janus,” the mutual fund company.
Fire-sale prices
“Expensive homes will sell, if they are a steal,” Marks said.
So what is she doing for an encore?
On Tuesday, she will close on a $90,000 condominium in Aurora being purchased by an elderly woman.
