Erin Toll, the director of the Colorado Division of Real Estate, was placed on administrative leave today.

Erin Toll, the  director of the Colorado Division of Real Estate, who recently has been criticized for her handling of an investigation of a company that employs a state senator as a mortgage broker,  today went on  leave from the division, sources tell InsideRealEstateNews.com.

Toll stepping down, at least temporarily from the  division, comes in the wake of a division  investigation of American Home Funding, which employes Sen. Ted Harvey as a broker. The firm is under investigation for allegedly misleading consumers with advertising fliers that look like official tax documents.

Harvey is not part of the investigation, the division indicated last week. But Harvey told InsideRealEstateNews today that he was aware that Toll was placed on leave.

“I knew that,” Toll was put on leave, Harvey told InsideRealEstateNews today. “I didn’t think that was public. I was told by somebody in the administration. I was told that she was put on leave, but it would be inappropriate to say anything more.”

Harvey declined to comment on the action taken against Toll.

“I would rather not go into it, for obvious reasons,” he said.

Another source close to the situation, however, said it is not  technically “accurate” to say Toll was put on leave, but said the department is not allowed to go into details at this time about exactly what happened to Toll. A spokesman from Colorado Department of Regulatory Agencies, which oversees the division, did not return calls. Bob Montoya, executive director of the Colorado Mortgage Lenders Association, said he had not heard about it and had no comment.

Toll aggressively pursued scams

Toll could not be reached for comment. Toll was appointed as director of the real estate division  in September 2006 when Bill Owens was governor.  Since then, she  has launched a number of high-profile investigations into mortgage scams. Many mortgage brokers, who want the “bad apples” weeded  from their industry, however, complain that Toll sometimes acts as the “judge, jury and executioner.” Some mortgage brokers and their lawyers have complained that she  has embarked on “witch hunts.” Toll, in the past, has said that many of her investigations come from competitors. Marcia Waters, who heads investigations and compliance for the real estate division, is acting as the director while Toll is on leave.

Toll’s wings clipped

Last week, the Colorado Senate approved an amendment to a mortgage regulation bill that would reduce Toll’s authority to regulate mortgage lenders, replacing it with a board to be appointed by the governor. It would be similar for boards that oversee complaints against appraisers and real estate brokers.  Supporters of the board said it has nothing to do with her investigation and handling of American Home Funding. The Senate also approved  an amendment that would keep complaints against mortgage brokers secret unless they are sanctioned for violating state regulations. The board could make rules, investigate complaints and discipline members. Currently, Toll launches investigations and decides penalties, as permitted  under the law. An administrative law judge could hear appeals from the board’s decisions.

    Sometimes acts as the “judge, jury and executioner.” What? That is exactly what this "woman" did? She only cared about taking licenses by any means necessary. Good riddance you loser. I hope you can never find a job again like many of the good guys you screwed over the years.

        Erin Toll has done some good things over the past few years, however she uses the rules to her advantage. As an example and appraiser was accused of being to low on a property by the seller. In this case a builder. No investigation about the complaint was ever conducted. Instead they began proceedings under USPAP to remove this appraisers license. A kangaroo court mentality prevails by her and those she hires under her. This person is an ego mainiac. This is just one example of her abuse of power. If the truth be brought out as to her management style she should be replaced. A complete investigation is long over due.

Ms. Kelley is highly respected and will not take that lying down. Good luck, Erin! Burn in hell, where you sent so many undeserving others. And get out that checkbook. You'll need it to pay your lawyer – like so many others have had to do – undeservedly.

    It's long been whispered among many in the industry that Toll has persecuted mortgage companies more for her own self aggrandizement than to protect consumers.

    It also has been made abundantly clear that crossing paths with her is not a good idea.

    Nor has it been a secret that she wasn't going to willingly relinquish her autocratic control over Colorado mortgage lenders and that rule by a jury of your own peers (which realtors and appraisers already abide by) would have to be forced upon her, which seems to be taking effect now.

    Seems an odd stance for someone who you think would have plenty to do with the estimated 26,000 plus licensed realtors in the state to reside over.

      Speaking of crossing paths, does that mean the Govenor will cross these paths were on of a hopefully new begining? What was the reason he appointed her anyway..it certainly wasnt because of her people skills or her knowledge of Real Estate, or previous experience in the industry…or what is it because she knew something about insurance.     A long time in the making! Anyone who knows anything about how our commission has been ran, knows she was egotistic and would come after anyone who crossed her hard and heavy!

    This move, as long as it becomes permanent will make things alot better for the general public and all ethical and licensed professionals!

      Speaking of how the commission is run, there was a case where an unlicensed person filed a complaint against a licensee, the commission couldn't determine what the cause was, so they turned it over to the Attorney General's office, while they DID investigate, it was then turned back over to the commission for final review and decision..the commission then postured themselves as not having a RECORD of the licensee whom the complaint was about, the licensee was in fact ACTIVE at the time of the investigation and still is….and in the end the commission could not find the licensee's file for results, stated that person was not in their data base, while in the meantime, they turned it over to the Attorney General's office…

  • To further aggravate the situation, I was told by someone who knows the skinny, that Toll would be seeking to run as Colorado's next attorney-general. If you don't want your state run like a concentration camp, I strongly suggest everyone get involved to help Ms. Toll get over this idea. I personally will campaign against her for any office she seeks. She had a real opportunity here and let power go to her head. Can you imagine what havoc she could wreak as attorney-general? I shudder to think.

    She has ruined lives and run people out of out of our industry who committed no wrong. This is a fact of which I have personal knowledge, not hyperbole and not blog dirt. For those of you who think we are just full of sour grapes, let me assure you, you are dead wrong. This woman was on a witch hunt. She went after people I know well who had no complaint filed against them – ever! And then published the information about the investigation as if they had already been tried and convicted – which still has not happened, and likely never will.

    The State of Washington imposed a $200,000 fine on a company that did what is alleged the Senator's company did. Interesting some citizens of the State of Colorado are declaring war on someone willing to stand up for integrity? I also find it interesting that everyone who is singing the blues over an industry that was not accountable for it's actions is now crying, Erin is picking on me. To think the one person who decided to try to bring some accountability for actions that are misleading or flat out wrong is now being treated like this makes my stomach turn.

    I agree, Anita. The mortgage industry in this state has been neglected for years – lenders running amok. Now when someone comes in and tries to clean up this mess, they’re complaining that they’re being too tough and unfair. Baloney – when mortgage brokers had to go thru security checks for the 1st time in Colo history, a large percentage had their licenses revoked because of past legal problems. In addition, a large percentage didn’t even come in to be fingerprinted, knowing they would not pass the scrutiny. Tells you something about the mortgage business in Colorado. Erin Toll should be applauded for protecting the citizens of Colorado. Stop whining and insist that the bums get thrown out of the business so the honest brokers can do their jobs. There are honest brokers out there – let them shine.

      get real, the outrageous fees was another of her ploys to weed out anyone that couldnt afford to stay in , in an already difficulty situation.
      Yea there was some cleaning that needed to be done, but a total overboard was not neccessary. She should watch the movie overboard with Gold Hawn. Get thrown overboard.         do you have a mortgage? I guess we could say that there are not honest appraisers? There are honest people in every industry. There are dishonest people in every industry. There are honest people how work in banks and there are dishonest people who work in banks, but the banks and lenders were not subject to Ms Toll's witch hunt, and since the banks and lenders were writing the rules on loans packages, why were they not investigated by the wonderful Ms Toll? So much for your judgment.!

    Seems the company that she investigated may have some friends. No doubt she has been "controversial" and most of the comments about her are true. BUT, I feel the company being investigated is one of the worst at misleading customers. I have heard and seen misleading advertising from them for years, but yet they get endorsements from some high profile people – amazing. I'd love to know the amount of "option-ARM's" that this company did. Heck they were advertising them.

    This is complete power play. Toll has made incredible advances in cleaning up, easily, the dirtiest industry in CO. There was no regulation till she was appointed and made great strides in washing out all the used car sales men in lending. Most of the bitching is coming from those that were so used to playing by their rules because there were no rules. Now they are out. GOOD!

    I have been involved in real estate for 11 years, licensed for 9 and till this day, with all the new rules, still amazed at what I see and hear that come from lenders. AMAZED!! Not all but some of the same tricks are being played daily and it affects all of us in the industry.

    Throw the book at all the scum and bring Toll back. Ever heard "needing to make a lesson" out of someone? That is exactly what was needed and what happened, because the public demanded it!

    I believe in the system and if people were truly innocent there are still many channels to discovery. As far as American Home Funding – one of the worst lenders I have ever dealt with so this is pretty obvious, this is a power play by a cronies.

    All in the industry need to be held accountable for their actions, this company needs to be looked into. However, even attending seminars with Erin Toll as the main guest speaker, I never felt that she was the person for the job. We need someone who actually cares about the industry in that position – not an individual whom is using it as their launching pad for a career in politics!

    I'm not sure how some of you think that making the playing field equal by using a committee of piers to decide on the fate of some bad actors isn't a good thing? Although Toll did clean up the state mortgage industry there is nothing wrong with the state congress requiring that the state step back from a total dictatorship to a mini-democracy regarding disciplining mortgage brokers?

      she cleaned up nothing and destroyed many good people to futher her own agenda. i hope this is the end of her. if she had "cleanded up" the industry (which is a laughable statement) there wouldn't have been any need for "leave". she is a ruthless zealot. all of her cases were decided before they were ever given the opportunity to present a defense. she placed unimaginable pressure and harrased people to relinquish their licenses before they even got to an administrative hearing. i'm sure you know that here is no way to file a lawsuit against the board or her office for their unethical tactics, lies and threats. her administration is one of the most corrupt on the planet

    I have personally seen this miserable person destroy the lives on attorneys, mortgage brokers, realtors, and appraisers. In many instances the cases were disclosed to the media with a selective release of facts or outright falsehoods. Subsequently the commission spent time destroying the livelihoods and reputations of many very good people. While she did occasionally root out a bad apple her focus was on advancing her political career by publicly vilifying entire industries based false and misleading accusations. I suspect that just like Mr. Spitzer before her, when Karma finally has its way with her she will be exposed for what she has done. I will be lifting an adult beverage in front of the fire this evening contemplating the vicissitudes of arrogance.

    About a year ago, I had contacted my E&O carrier because I thought I might have a claim. When I asked them if they notified the RE Commission, I was told NO. They didn't want to have any interaction with Erin Toll if it could be avoided. That was a strong indication to me how she is viewed on the national scene

    I find it odd that the director is an appointed position rather than one voted on by the professional that they serve. I would think that the realtors and lenders should have a strong voice in the outcome of this SITUATION.

      The Real Estate Commission's function has always been to protect consumers from real estate brokers, appraisers, and more recently mortgage lenders. But only since the appointment of Erin Toll has this mission been fulfilled. The bad actors were FINALLY being weeded out.

      The Colorado Association of Realtors and National Association of Realtors are political and financial powerhouses whose sole mission is to protect its fee paying members…not consumers. A small government agency doesn't stand a chance against the lobbyists and money of CAR and NAR.

        Not so at All. As a practitioner, I can tell you that the state associations and the national association do review the actions of its licensees. I can attest to the fact that there are good and bad apples in every orchard, and the bad ones do need culling out.

        Unfortunately, Erin Toll acted many times without discretion or decorum, an did not use wisdom in her approach. The actions she directed against many did not go deeply enough to root out the cause, and treated symptoms without affecting a cure. She is arrogant, dictatorial, and harsh, often seeking eradication over education.

        Appraisers, Realtors, and Mortgage Brokers all got hit hard by her tactics, and did little to foster anything but enmity and distrust of DORA and the Commission. This is evidenced by the attrition in the number of licensees. The insurance industry is rife with fraud, from the inside as evidenced with the stance on E&O insurance alone. Like most insurance policies, the fees are high, the coverage is low, and he exclusions of coverage are many.

        Yes there are people who should never be allowed to practice in the real estate or mortgage businesses. True enough there have been "pushed" appraisals. This does not mean that all, or a majority of the business done was bad business. There are many more of us who care about our clients, who will do special things or go the extra mile for our clients out there.

        The issues involving Ted Harvey are separate from the issues surrounding Erin Toll. Many complaints have been filed against her, and finally the mounting groundswell had to overcome her heavy-handedness. It is bad for the industry to have things like this happen, but in some ways it may do everyone good.

        It wil be interesting to see if what is to come will improve or harm the industry. It is a little like opening Pandora's box. Once the lid is odd, it stays off, and what we now face as a result, is the result of what has happened from these actions. We can hope for better, but now it will be up to us to work things out for the better.

        In the current climate: political and economic, we need a steady hand and sound plans to hep consumers and investors meet their needs. We simply must behave honorably. At the same time, we have to steer clear of clients who insist on biting off more than they can chew. If we want to be trusted as advisors, we must be and act trustworthy, too.

        When you live on commissions, there are always the threats of thinking of your paycheck first. It is true that we must way the costs of doing business. However, great business is developed from sound practices over time, carried out consistently. This is what builds referrals and trust, and what makes a business a standard in an industry. Integrity is a way of practicing one's life. Trust and respect are earned. Commitment and effort are what are rewarded, and to get these components of good business to fall in line, takes responsibility.

        Whether it is Erin or Ted, a good practitioner or bad, the equation is the same. Remove any element and you have a problem.Now we must all look in the mirror and decide honestly if the face judging us judges fairly. If we don't like what we see, we must be willing to change it, or the things we dislike will overtake us.

        The real question we should be asking ourselves is what do we do that makes our industry better? How does our practice improve the opinion of the public toward us? What are we willing to do or sacrifice to make the business we do valued by the clients we serve?

    Erin Toll has been the best thing to happen to a corrupt industry. The 80-20 Rule applies – most mortgage brokers are slime, making $10,000 in overages and fees getting some poor borrower into a loan for which they don't qualify by falsifying loan apps, etc. Of course most (the above 80%) don't like her. But she is one of the only people I know who is honestly trying to clean up the entire Real Estate Industry. I have met her several times, and it appears she has no respect for us, but most of you do not deserve respect. AND, being a State Senator or State Representative certainly is no credential for demanding respect (talk about arrogance). I've read the above comments where some are saying she has taken away the livelihood of innocent people. From an "insider's" view, she has not harmed anyone who was not long overdue to get booted out. Her only problem is she is too short-handed and will never get rid of all you crooks.

      Most are slime. You have no idea what the mortgage industry is required to do or put up with and her investigations ran amuck with appraisers to start. I know of several appraisers that were excellent and made to look like crooks, costing thousands in legal defense to be found clear in the end. Tolls witch hunts were self motivated and used as a stepping stone to further her career. Everyone who knows her would say the same thing.

      It's self-loathing people like you that need to get out of the industry and find some place where you can view others who are more successful than you with the obvious contempt you hold for everyone else.

    I do not think anyone can comprehend the horribleness of this situation unless you have been a party to it. She was judge, jury and executioner before some people even knew they were in 'trouble'. Can you imagine standing in a room of your peers, talking, making conversation, catching up on old times with people you have known for years, only to hear your name in reference to being a 'bad' person over the loud speaker/podium??? You had never even recvd. a letter of investigation but now you are being persecuted in front of people you have known forever. This is the kind of incidence that were and are taking place.

    How about a panel of people who work with the industry to help us understand what we were/are doing 'wrong'. Remember we were one of the last states to have licensing???? Then we recvd. the motherload of licensing. All expecting that we should somehow miraciously know how the new rules worked. There was no teaching an industry…it was Persecute, Fine and Judge. Let's move forward with a panel who helps Colorado grow, helps consumers get into the correct loans and HELPS the industry!!!

    i personally kn ow an apprasier that almost had his license pulled becasue he forgot to check the box that indicated the property had a sump pump, althoug it was disclosed in the addendum

    I was an honest real estate broker who went out of my way to ensure that all my deals were fair to all parties. There was no complaint, no damage to any party, and my license was revoked by Erin Toll on what you could only call a technicality. She has destroyed a part of my life for her personal ambitions.

    It is the story behind the story that takes this story to the front page of the business section. My complaint is with some of the misguided "Emergency Rules.”
    E & O insurance on Loan Originators (formerly know as Mortgage Brokers) provides zero borrower protection and fills the pockets of Insurance Companies. Erin came from the Insurance world.

    The State mandated forms (Compensation, Net Tangible Benefit and Lock in Disclosure) are now duplications and redundant. The new HERA Rules, RESPA Rules (new GFE) and the Mortgage Broker Fee Sheet now cover these issues. The important issue is the name and license number of the Loan Originator, formerly know as Mortgage Brokers.
    Maybe require this in bold print on the Mortgage Broker Fee Sheet.

    So redirect attention to better policies and away from personalities.

      As Realtors, Investors we are ALL A PART OF IT, she was not a party to any of us, she was a single PARTY to her own transactions that she chose who could play her game on her turf and who could not play, and if you didnt play by her rules you were gone. There were not rules for everyone to be treated equally they were rules of her own game, and she fianally got caought cheating the game of life on others.

    I do believe that Erin Toll has helped bring the Real Estate crooks to their knees. Now in the present day we tend to walk on egg shells just because of all the fear that is out there. I have personally experienced a few situations where the Realtors don't want to do any transactions with me because they feel that Real Estate Investors should not make a living at what they do. I used to specialize in short sales were I would negotiate with the lenders and buy the properties with "wet funding". I also would provide all the disclosures and documents that were needed. I also have contact with three different attorneys to make sure everything was in compliance and ethical. If a certain deal wasn't right or if it wasn't an arms lenth transaction then I wouldn't go through with it. I always made sure I protected myself. Still, the Realtors would not feel comfortable with doing short sale transactions. That is pretty much what is taking place now. Look around. Everyone and there cousin knows someone who has to sell there house with a short sale.

    I started this business to help people avoid foreclosure and so they would also take less of a hit on the credit score. Now investors have been given a bad reputation from the bad apples out there. I can understand that for some investors like Russ Breckenridge that are simply taking advantage of people. He should be locked up behind bars and sued for the money he made from distressed home owners. These poor home owners are paying for it with a deficiency.
    Many things do need to change in this industry. The public should have a right to decide.

    I am currently involved in letter writing with the Commission due to receiving an email stating my license was being made inactive for not purchasing E&O insurance coverage as a real estate agent. I had purchased the coverage and complied with the law completely. The Commission states that the email had been erroneously sent to about 600 agents and retracted within 10 minutes. The original email was sent Feb. 19,2010 and to date I have not received a retraction. Attempts to contact someone at the Commission were fruitless even after waiting on hold for over one and a half hours. Only letters to my State Senator resulted in any correspondence from the Commission. I feel that a few people have too much control without proper oversight.

      I experienced same problem – there is a specific form that you will need to fill out & submit along with a copy of your E&O dec sheet.
      I took mine down in person rather than sit on hold

      Same thing happened to me. WUGIEO has 'no idea' why my name was on their list for non payment! Better yet, my license went inactive the morning before closing. I had a HUGE nightmare. I drove straight to the commission. Not only did I get to pay a $50 change of status fee, I got a nice little lecture as well not to mention filling out 5 plus pages of paperwork!

    It is about time someone did something about Erin Toll. This woman has taken my family for a ride for three years. Her authority in acting like a judge, jury and an executioner has caused nothing short of hell for our business and personal business relationships. I do not feel one ounce of remorse for Erin Toll.     As a 30+ year veteran real estat broker with never a complaint I am now fighting to keep my license over a bogus complaint. I was summararily convicted without due process and now have spent thousands and much time answering to the b-s charges. The commissions recomondation after a fraudulent report by the 'investegator' that my license be revoced and that I be charged a $25,000.00 fine, before having actually had a chance to defend myself.

    A few months back Erin was knocked off her scooter. Looks like this time she won't be getting back on it!

    Well, the name Toll has always rung harshly in the real estate and mortgage fields. She has a horrible reputation of being ridiculously unfair. Firstly, she is a whole lot better looking than I envisoned. Based on the posture of her actions, I expected some old, frustrated, nothing-better-to-do type. My observation of her reprimands and restructuring is not that the individual has good intentions. She is on a power trip, nothing more. It trinkled down through her staff. My direct dealings with DORA were not particularly harsh, however. I was accommodated. Yet, the representations were at odds on any given day. No real consistency in statements by the employees. The re-structuring of licensing and the documentation does not benefit the consumer, the broker, the banks, the industry. Period. This material looks like it was written by a plumber. (Sorry, plumbers, didn’t mean to insult you!).

      Yes, plumbers could have done a much better job writing the material that has come out during her management. It makes absolutely no sense and was constructed by people who do not understand the mortgage business. I feel Toll should be under investigation for her malicious tactics. Has she ever written a mortgage, or even attempted it? Let’s start right there! In absence of experience and understanding, demonstrated ability, she has no business in that position. She is a rookie, at best and needs to learn a lot more before given the right to effect us all with senseless tactics and pathetic revamping.

    In the toughest economy we have ever seen, our commissions are being cut or eliminated, we are being put out of business entirely, fined, charged, forced to get absurd bonds and insurances, put in a situation where a dishonest borrower can point a finger and have us dismissed, bargaining points for the consumer translate to pure harassment, et cetera, there truly is no need for an egomaniac motivated by power hunger and need to manipulate. Toll has done little good for the business. If the objective were to weed out the crooks, this was not the way to do it. A chemotherapy throughout the entire body of out industry has killed many og us. The industry itself was introuble due to the economy. Now a moronic tyrant who cannot tie her shoes? Who is she to regulate my business? She has operated unethically from day one and harmed many, and intentionally. That is her objective. She is a criminal and should be treated as such!

    from personal experience i can say that erin toll has no business in the public domain. she is a ruthless meglomaniac. i had a complaint filed against me by a woman when her appraisal came in too low to refinance. the issue was that two of the comp photos were reversed (although all of the information was correct) and this constituted a "fraudulent" appraisal. i was told to surrender my license without a board hearing, no due process and no action from the att. gen's office. i refused and was threatened with jail time and huge fines. i still refused. this has been ongoing for 3 years. i guess it's easier to go after the people that will just surrender their license without a fight because it makes it look they are doing their jobs when you see all of the license surrenderings and revocations posted on the dora website. notice you don't see any revocations or surenderings from board actions? good riddnace to this destroyer. i'm glad to see her publicly humiliated as she did to so many others. what's it like on the other side of the fence?

    95% of all criminals sitting in jail claim innocence. I'm happy that Erin was on the scene and put the fire under some of the crooks. It's too bad she did not have more time to investigate the unethical dealings and complaints still backed up several years deep. CO has made obvious improvements in terms more realistic marketing prices for properties, due both the abolishment of comp searching & the aforementioned new directors actions. Face it, the real estate industry is full of crooks and special interests, sitting right alongside ethical professionals who take hits for doing the right thing. Real estate persons who place profits over fair consideration and ethical practices have been getting kicked out, and I hope they continue to get kicked out by this director, or the next. People seem to be trying to discredit her, in vain hopes they will be given the opportunity to operate unethically and reap unsubstantiated profits off the backs of unsuspecting and trusting consumers once again. If your name is on the list of sanctioned professionals, your work performance was not worthy of accreditation in the final analysis by the well qualified director, and now you've lost your license, good riddance.       Apparently, you understand little to nothing. That, combined with your complete misunderstanding of licensing and regulation places you in an extremely limited position. This "Director" did little to actually benefit the consumer. Her tactics are consistently self-serving and aimed at personal recognition and greed for power. Her methodology is simply one of ubuse of power. She reprimands and disiplines based on one thing—her ability to do so. She uses no fair process nor resonable evidence to take action against people. It is pure manipulation. The economy is one thing, yet the latitude to address the fiance industry by eliminating brokers is another. she is not eliminating malpractice suspects. She was eliminating for the sake of eliminating. It had nothing to do with merits of practice. As an appraiser, do you have any idea what a GFE is? The new form is worthless. do you understand who really did the manipulating in financial deals? It was not the brokers. For you to judge the credability of a professional by whether or not they are on Toll's hit list is the epitome of ignorance. How long have you been active in the real estate world?

    This agency abused its power. Thank you to all who are bringing your personal issues up and how this agency has impacted your livelihoods. The way we have been treated by this agency is rediculous. I am glad the mortgage industry has clout to fight back….thank you mortgage industry and I never thought I would ever be saying THAT!!!!!     This is hilarious to me. This woman is power hungry and just plain evil. I have not had business dealings with her, but I know her on a personal level. She is manipulative and power hungry. She gossips about the people she has fined like it is 'entertainment' for her. It is sick. She does not have a friend in the world, yet I do not feel sorry for her. She brought this all on herself.

    Erin Toll was an enormous advocate of cleaning up the bad actors in the business. In doing so she upset alot of people who were doing things incorrectly. Did she take some positions that were misguided–YES but she also was willing to admit she was incorrect when she was presented with additional facts. She helped clean up the real estate industry and her firing certainly moves Colorado into a business environment where corrupt public officials can exert pressure and force people out of job.

    I've personally dealt with Erin on numerous occassions as an attorney who represents parties under investigation. She was always professional, ethical, and she did her homework in a fair and honest way. I'm sure American Home will now find itself out of business in 12 months as every state regulator and federal regulator across the US loves her and will launch everything in their power to knock out this crooked state senator's company.

    Across the board, the Ritter admin has been one that refused to listen until it was in a problem situation it couldn't bluff or lie its way out of. Her brash and arrogant approach to everything is a symptom of something larger. They would not pull a senior administrator because of a complaint from a legislator with an obvious conflict of interest. This story has not been fully told yet.

    It appears Ms. Toll has been too public a figure. I am not so certain she did not receive what she had coming to her. It is unfortunate that she only received what she had coming to her only because she got too drunk on her power and spouted off the wrong way with a State Senator.

    Good riddance. Maybe now the Division can move forward more in harmony with those they oversee. By the way, without the people they oversee, they wouldn't have a job! I am not saying their duty isn't to the public. It is! However, their duty isn't to find a way to increase revenue from licensing because 2/3's of the licensees have not renewed.

    This is a mess and will continue to get bigger. The Harvey v Toll story isn't done yet either.

    As the first casualty in this woman's war on “bad appraisers" I can personally tell you she does not have a professional clue – whatsoever!

    When she ruined me, I personally asked her if she had read the document she was using to end my career and she laughed and stated, "No! How would I understand that bullshit?". This is a matter of public record in the form a depositions with the Federal Court!

    I lost my entire life because of this stupid bimbo; Three Children, 15 years of hard work and education, our home and any chance of my children attending college…

    She should be repaid in kind…
