Most referees know that the game isn’t over until it’s over. In this case, product built and sold at a profit. It remains to be seen whether the early victories will produce a winning product. Doing “what you damn well please” may not meet the market’s idea of what makes a sound real estate investment. Time will tell. Plous and his partners have skin in this game. They would be wise to listen to the people that can frustrate or even defeat their “plan”.

Congratulation Plous! You must be very proud of yourself. Don't let these whiners ruin your victory, my friend - it's time to celebrate! I have no interest in this project, but I just love it when a plan comes together. Furthermore, I love it when individual freedom (especially the freedom to do what you damn well please with your property) trumps bureacratic red tape. I'm sure you will put up a structure that is beautiful and rejuvenating for the neighborhood; more power to you!

Chickens! Lots and lots of "Chickens". How ecologically friendly and healthy, too! And, so economical! Get the ones that crow at sunrise - they'll be everyone’s alarm clock. Quaint and needed to enhance the character of the neighborhood. Put out a sign and sell their eggs by the dozen. Your new neighbors, surely, will love to show their guests and potential buyers what a grand place they are considering. He who cock-a-doodle-doos last cock-a-doodle-doos longest. What a lovely – cock a snook!

My, the poll seems so silly: I'd rather live next to a dilapidated house. or
I'd rather live next to a new, three-story home.

I think I smell some spin going on here. One is a dilapidated house (cold and poor); the other is a three-story home (warm and affluent). Are we to be influenced by the connotational contrast between a slum-like house and a fine home? Maybe, instead of a three-story home the property should be described as the new lone ugly three-story condo. Since, the new zoning will not let like properties be built, that will make IT stand out like the proverbial wart on the end of the neighborhood's nose.

It is true the former "home" on Raleigh Street appeared to be falling apart. From my observations, Mr. Plous did not make any attempts to remedy the appearance, including mowing the weeds, repairing the fence, painting the trim or any other routine repairs.
At this time, there are families, with children, living on Raleigh Street. My neighbors and I are not the "NIMBY's" depicted in recent publications. We bought old homes, restored and or repaired them, and make an effort to keep the exterior in good repair. My neighbors and I are happy and friendly. In addition, I am not surprised that more of my current neighbors are speaking against this project. Because speaking against the project appears to have drawn a target on the backs of those who would prefer not having a "three story" duplex built next door or down the block.
If I had been asked, I would have preferred the developer keep his structure at the same elevation and same building materials as the existing homes. No one asked.
It appears to me that Mr. Plous has a number of local real estate developers, business owners and members of the media supporting his actions. Profit seems to be the motivating factor for Mr. Plous and his supporters. I believe Mr. Plous and each of his supporters will benefit financially. My neighbors and I will not.
Mr. Plouse refers to selling "units." In addition, Mr. Plous' $650,000 per "unit" price tags will raise property taxes for current "home" owners like myself. Mr. Plous has indicated he will not be living in one of these "units." I don't blame him for this choice as I prefer living in a "home."
Finally, I don't see how this structure will enhance the rest of the homes on Raleigh Street. Construction will destroy at least one established shade tree and possibly kill other trees bordering the property. No other home renovations on Raleigh Street will be allowed to reach the same elevations because the City Council has recently overhauled the zoning code prohibiting three-story structures in this neighborhood. The "units" will stick out like a sore thumb.

Oh dilapidated, shmidapilated. Your poll is reminiscent of "When did you stop beating your wife?" because it assumes a dubious premise. The house was occupied right up until they kicked the residents out to raze it. The third to most recent owners were a family with a kid, just a few years ago. So whatever your definition of "dilapidated," the house was hardly unlivable. Y'know, I'm okay with paying my fair share of taxes, but when the only effect of increasing property values (if true) is to raise my taxes since I have no plans to leave, I gotta question the repeated mantra of it being such an obviously desired thing. One less big new duplex in the area isn't going to bring hordes of criminals to the neighborhood. Hell, my house was in foreclosure when I bought it in the 90's and the neighborhood's only been getting more popular since. And if this type of development is such an unambiguously good thing, why did Denver just pass a zoning change that eliminates it in the future? Obviously we're not the only ones who don't desire three story duplexes next door, despite the attempts here to paint us that way. The main legal technicality that was exploited was Plouse getting this development approved after the wheels were already in motion that have since eliminated the like. Oh, and Mr. Rebchook, do any of the supporters you speak of live on the block? One of the reasons we moved here was all the trees in the area, and I know they're cutting down at least one very nice, old one and will probably drastically trim two more.

Yeah, yeah, I know this is small potatoes compared to lots of problems in the world, though that applies to the other side too. I'll live, but this crap about having to get rid of the dilapidated "eyesore" I just couldn't leave alone.
