The U.S. Green Building Council announced today that six-month-old Creekside West, in Lakewood, an 82-unit affordable apartment building for seniors, has been awarded a LEED Platinum certification.
Creekside West, at 1710 Pierce St. and developed by the non-profit Metro Housing Solutions, is not only Lakewood’s first LEED Platinum project, but also the state’s largest multi-family and first 100 percent affordable building to receive Platinum certification.
The project team included developer/owner Metro West Housing Solutions, Studio Completiva Architecture and Planning, Calcon Constructors, and Group14 Engineering. The team faced the challenge of developing a high quality, sustainable, transformative building with diverse amenities an cost-effective green features on a tight budget. Through an intensive integrated design process, the team provided unique amenities such as an expansive community garden, Nintendo Wii/Theater room, and billiards room, and incorporated the following features to achieve LEED Platinum certification:
- Air-tight building envelope and Low-E windows reduce overall energy usage 50 percent below baseline.
- CFL and LED lighting, Energy Star and E-PEAT certified appliances, extensive daylighting and lighting/occupancy controls further reduce energy usage.
- Water-efficient plumbing and xeriscaping reduce water usage 40 percent below baseline.
- 102 kW solar system provides approximately 30% of the building’s energy needs and all other power is provided by wind power credits.
- Emphasis on regional building materials, use of recycled content, and 90%+ construction waste landfill diversion.
- Access to 24/7 bus service within .-mile, .-mile from light rail station to open in 2013, on-site, secure bicycle storage and priority parking for low-emitting vehicles.
- Multi-faceted education/outreach program that includes tours, systems measurement and verification, workshops/trainings for residents, and permanent educational signage.
Creekside West’s development has been beneficial for regional health and the environment and positive for the local economy, MWHS and Creekside West residents.
“The design and construction of Creekside West has infused the local economy with millions of dollars and helped support many jobs,” said MWHS Executive Director Tami Fischer. “The $17.4 million project employed roughly 100 people including architects, carpenters, electricians, engineers, and many others. Through Metro West’s 6-week construction internship partnership with Red Rocks Community College, five paid interns received classroom instruction followed by valuable hands-on construction experience on-site.” The building’s energy- and water-efficient design reduces residents’ utility bills to less than half of comparable apartments, expanding household disposable income. Savings generated for the agency help to support resident services programs and maintain site amenities. Although Creekside West only received its certificate of occupancy in late February, it is already 100 percent leased.
