Buyers snapped up 12 of the 18 on the first day that Denver-based Koelbel Urban Homes was taking renovations on its new development planned in the trendy Lower Highland, or LoHi area near downtown Denver.
A dozen prospective buyers on Saturday put $1,000 deposits for units in the LoHi Court development on Vallejo Street, just south of West 32nd Avenue in the heart of LoHi. LoHi is part of the Highland neighborhood that is bordered by West 38th Avenue, Speer and Federal boulevards and Interstate 25.
Units were priced from $385,000. The remaining six units, each with 1,547 square feet of space, are priced from $409,000.
“We anticipated a possibility of selling out before we completed framing, but with two-thirds already headed for contract, we’re obviously on a faster track than that,” said Silvio DeBartolomeis, vice president of sales at Koelbel and Co.

Koelbel Urban Homes is a spin-off of Denver’s Koelbel and Co. , one of the oldest family owned development firms in Denver. Each home in LoHi Court has a two-car, full-width attached garages, two bedrooms and two and a half baths and a rooftop deck.
Saturday’s pre-sale took place at the site, down the block from Highland Tap and Burger.
“We’ve watched LoHi for a chance to do this for two years,” said Carl Koelbel with Koelbel Urban Homes, who has directed the new venture into neighborhoods that offer walk-to shopping, parks and transportation. Downtown, for example, can be reached from LoHi by crossing a pedestrian bridge over I-25 and over the consolidated main tracks near Union Station.
“It was important that we’d be able to do two-car garages and architecture that suggests what we offer on our more expensive homes, while keeping prices low,” Koelbel said.
Contemporary architecture is by BcDc Designs and Kephart Architecture. Each home is designated to have a fireplace, site-finished wood floors on the main level and a European-styled kitchen.
