The long-anticipated transformation of the Office Depot building in Lower Downtown area is moving forward.
The Office Depot building on the 16th Street Mall and Market Street will be razed and replaced with a $16 million, first-class, mixed-use development called 16M.
The site at 1350 16th St. will include what is described as “Class AA” office space with two efficient floorplates sizes of 30,500 and 17,750 square feet. The space will include large windows to maximize natural light, 9’6’ ceilings, a rooftop fitness center and an outdoor terrace.
Retail will be on the ground floor.
The complex is being developed by Integrated Properties Inc. with the Elevation Group and Sage Hospitality. The development is planned to open in 2014.
The project, which has been approved by the Lower Downtown Review Board, includes residential rental units, 130,000 square feet of office space, 15,000 square feet of retail space and three levels of under building parking with direct access to all floors. Designed by the architecture firm Gensler, it said 16M will integrate into the historic fabric of LoDo with a modern style.

“Easily accessible urban locations have become more attractive as fuel costs remain high and as companies attempt to boost recruitment efforts by providing greater convenience to employees,” added Brent Farber, principal of the Elevation Group.
