			<content:encoded><![CDATA[<p>The historic and hip Larimer Square announced today new tenants opening in 2010 and others moving within downtown Denver’s pedestrian-friendly shopping and dining district.</p>
<p>The additions include:</p>
<p>·         Ocean Prime, an upscale seafood restaurant, will occupy the Graham Building (formerly Z Gallerie).</p>
<p>·         Goorin Bros, a fashionable hat company founded in 1895, will take the space at 1410 Larimer Square.</p>
<p>·         Euclid Hall (formally Martini Ranch) will be home to a new restaurant concept driven by critically-acclaimed Denver chef. Details will be announced at a later date.</p>
<p>·         Posh, a gift and home accessory shop, moves to 1439 Larimer Square (currently occupied by Violet).</p>
<p>·         Violet, a women’s apparel shop, will be relocated to a new space at 1411 (formally Gelazzi).</p>
<p>·         A sixth lease is also expected to be signed with a new women’s apparel boutique that will share the 1411 space with Violet.</p>
<p>Together, the Larimer Square deals span more than 20,000 square feet of retail space.</p>
<p>“We couldn’t be more excited about the changes and additions on the Square,” said Joe Vostrejs, chief operating officer for Larimer Associates, the Denver-based real estate investment and management firm that operates Larimer Square.</p>
<p>“This success is due in part to staying true to our vision for Larimer Square – to create a true destination, featuring chef-driven restaurants and owner-operated businesses that boast regionally-exclusive, innovative and unique offerings,” he added.</p>
<p>Larimer Square will spend more than $1 million on moving tenants and creating new spaces.</p>
<p>“Making our vision of Larimer Square a reality often times requires capital investments,” said Jeff Hermanson, chief executive officer for Larimer Associates. “Making these investments is something Larimer Associates is willing and able to provide, and that’s what makes us different. Many real estate owners can’t or won’t make capital investments in this type of environment.”</p>
<p>For the past 10 years, Larimer Square, under the direction of Vostrejs and Hermanson, has gone through a dramatic repositioning movement.</p>
<p>More than 90 percent of the property has been leased to new merchants in that time frame that fit the vision of distinctive urban shopping and dining. Larimer Square currently has more than 100 tenants with 40 retail/restaurant merchants in that mix.</p>
<p>“The Larimer Square vision will always be evolving,” said Pat McHenry, partner of acquisitions and leasing for Larimer Associates. “We travel the country reviewing real estate and retailer trends and concepts to keep the Square fresh and artisanal.”</p>
<p>McHenry added that the recent deals are true collaborations with proven concepts and operators.</p>
<p>“We are, however, working to create additional retail space at Larimer Square to open up opportunities for new retail entrepreneurs,” she said. “There will be more changes on the Square.”</p>

<p>Larimer Associates, a privately-held Denver-based real estate investment and management firm best known for its ownership of Larimer Square, announced today the addition of real estate executive and manager Carolyn Waldmann as Larimer Square’s new general manager.</p>
<p>Larimer Square, Denver’s most historic block and shopping and dining district, has only had four general managers since it was found in 1964. Waldmann brings more than 20 years of real estate experience and management to Larimer Associates.</p>
<p>“Larimer Square is a unique property that needs and requires a full-time general manager,” said Joe Vostrejs, chief operating officer of Larimer Associates and who has served as Larimer Square’s general manager since 1995. “As our company continues to grow our real estate portfolio, our team will grow. Carolyn’s hire fills a need we have as a company.”</p>
<p>Although Waldmann will oversee the day-to-day operations of Larimer Square, Vostrejs said he will continue to guide the overall direction of Larimer Square and the growth direction of Larimer Associates. I</p>
<p>n April, Larimer Associates added real estate executive and top-performing retail broker Pat McHenry to look for new opportunities in commercial real estate acquisition, specifically in neighborhood retail.</p>
<p>“With the addition of Pat and Carolyn, Larimer Associates is now a full-service real estate investment and management company,” Vostrejs said. “We have team members in place that can acquire, develop and re-develop, lease and manage property.”</p>
<p>Prior to joining Larimer Associates, Waldmann was senior real estate manager at CB Richard Ellis &amp; Trammell Crow where she managed more than 1.8 million square feet of retail, office and warehouse space. Notable properties under Waldmann’s direction were The Village Shops at the Landmark, Cherry Hills Marketplace, Bowles Crossing, and Marketplace at Northglenn.</p>
<p>“There is a certain charm and nostalgia on Larimer Square,” Waldmann said. “I jumped at the opportunity to not only work on such a unique project, but to also work for the growing Larimer Associates team. It says a lot about a company to be expanding its business lines despite the current economic condition.”</p>
<p>Waldmann joins the short but notable list of Larimer Square general managers, including visionary developer Dana Crawford, Susan Spencer-Cantwell and Vostrejs.</p>
<p>Larimer Square features owner-operated businesses that boast regionally-exclusive, innovative offerings. Larimer Square currently has more than 100 tenants with 37 merchants in that mix.</p>
<p>Larimer Associates’ collection of investments includes commercial real estate, multi-family real estate, and restaurant ventures. Its services are provided by a team  including property management/accounting, leasing, marketing, design/architecture and project management.  Its holdings are located in Colorado, New Mexico and California. Its most significant holding is Larimer Square. Recent real estate projects include LoHi SteakBar  (3200 Tejon St.) and Billy’s Inn (4403 Lowell Blvd.), both neighborhood business that have been transitioned to  popular local neighborhood restaurants and bars, and the acquisition of the Country Club Shoppette, a retail building at 6th Avenue and Gilpin St.</p>
